Policies & Guidelines
The following rules have been established to help maintain a safe and enjoyable experience for all guests at Big Sky RV Parks.
OUR POLICIES
As a privately-owned park, Big Sky RV Parks reserves the right to refuse service to anyone. Adaptations to these rules may be made at the discretion of ownership, and guests will be notified in writing of these changes. A guest’s reservation at Big Sky RV Parks is regarded as his/her agreement to fully adhere to the rules that follow. Ownership retains the right to require any guest or visitor to depart the property immediately and without notice for failure to follow these rules or for any conduct considered detrimental to the park, its staff, or other guests. Failure to comply with a demand to leave will render the guest or visitor a trespasser, subject to prompt removal by law enforcement. All Federal, State, and local laws must be obeyed at all times.
All use of the parks by *guests and visitors is at their own risk and RV guests are responsible for themselves and their visitors at all times.
*guest: the individual(s) for whom the site is reserved; visitor: the individual(s) temporarily visiting the guest.
Big Sky RV Parks will not be held responsible nor liable for personal injury, accidents, theft, or loss of property from any cause, including acts of nature.
GENERAL
- Check-out Time is: 12:00pm CST
- Speed limit: 7 mph
- Quiet hours, 10:00pm to 7:00am, are mandatory and enforced. They prohibit disruptive outdoor activities such as group gatherings (regardless of size), slamming of RV/vehicle doors, loud pet play, and the like.
- Guests who willfully or through negligence cause damage to park facilities, equipment, or the personal property of other guests will be liable for the complete value of the resulting damages.
- In case of fire, police help, or medical emergency, call 911 right away.
Site Fees
- When a guest makes a reservation, he/she provides a valid credit card for Big Sky RV Parks to keep on file. Management/Ownership can use that card to charge for site fees or to cover any damage guests and/or visitors cause to park property.
- Each site’s fee includes sewage, water, electricity, and reservations for no more than 2 adult guests per RV.
- Site fees are due on the same day each month (i.e. guest arrives on the 4th, that is the due date for each month thereafter). If full payment has not been received by the due date, a separate $25.00 late fee is charged daily until the full site fee has been paid in full. If payment has not been received within 7 days, the RV and any vehicles must be removed from the park, and the guest(s) may no longer secure a reservation.
- Long-term guests who do not need a reservation for the upcoming month should provide notice to Big Sky staff prior to the site fee monthly due date.
- Site fees may be paid by credit card and a processing fee of 2.9% + 30 cents will be applied to all credit card charges. Site fees may also be paid with check, money order, or exact cash. No change will be made.
- Non-credit card payments must be dropped off on or before the monthly site fee due date in the drop box at the Big Sky RV Parks location in Munday, Texas.
- No refunds are given for departing early, and no credits toward a future reservation will be given.
- Guests who miss their scheduled arrival without providing notice or who fail to cancel a reservation 24 hours in advance will be charged $50.00 to the card on file.
RVs and VEHICLES
- Big Sky RV Parks reserves the right to refuse a guest’s stay if the RV’s appearance is unacceptable. This is at the discretion of management.
- Every RV and vehicle in the park must be fully operational.
- Guests may only park the number of vehicles allowed at their specific site, and this number is provided at the time of the reservation. Guests must park their vehicles at their reserved site only. Permitted vehicles are cars, trucks, and motorcycles. Prohibited vehicles include dirt bikes, mini-bikes, go-karts, ATVs, trailers, and side-by-sides (UTVs). Driving or riding any of these in the park is not permitted.
- No major vehicle repairs or car washing is permitted in the park. All guest’s vehicles must be fully operational.
- Big Sky property prohibits guests and their visitors from using vehicles for leisurely activities, for camping, for working, or for sleeping.
- Vehicles that are not in regular use for transportation should not be parked permanently in the park. To reduce the risk of theft, guests are strongly advised to secure vehicles, motorcycles, bicycles, and other valuable items by locking and chaining them directly to their RV.
- RV exterior cleaning is permitted by professional RV wash mobile services who provide/bring their own water.
ACTIVITIES
- Loud music, loud partying, fighting and the like are not allowed at any time. Keep the noise level low. Violence or threat of violence will not be tolerated.
- Drunk and disorderly conduct is not permitted. This can result in police being called and you being permanently banned from the park. We follow state rules regarding alcohol use.
- No discharging of any firearm is allowed at Big Sky RV Parks. There may be no display of guns, knives or any weapons in any way that may alarm others. Keep these types of items in your RV.
- Big Sky RV Parks does not allow illegal drugs or drug paraphernalia anywhere on the property. Having them, selling them, passing them out, or making them is not permitted.
- NO fires are permitted during burn bans OR when wind speeds are greater than 15 mph. No wood burning fires are permitted. Gas grills and gas fire pits must be approved by Big Sky RV Parks staff BEFORE usage. All fires must be completely extinguished before guests retire for the evening and/or before they leave the area.
- Absolutely no fireworks are allowed in the park.
- Guests and other people may not try to sell anything or ask for business in the park.
- Door-to-door selling and passing out flyers are not permitted.
SITE MAINTENANCE
- No major modifications or additions to the sites will be allowed.
- Garbage may not be left outside, and dumpsters are provided in the park. Avoid stacking oversized items like furniture, mattresses, shelves, TVs, and the like outside the dumpster. Any trash that doesn’t fit inside the dumpster must be disposed of elsewhere. Large cardboard boxes should be broken down prior to disposal to maximize space in the bin.
- Guests may not store or dispose of any hazardous materials on this property.
- Guests may not use trees in the park to hang items of any type.
- No unauthorized signs or advertising is permitted in the park, including but not limited to “For Sale” signs. No political signage is permitted in the park and personalized signage will be limited to United States, state, or college team representation.
- The following items (among others) are not permitted outside your RV: indoor furniture, clotheslines, play structures, or any other items that park staff determine to be inappropriate.
- Connecting of lines, clotheslines, sting lighting, wires, or ropes between vehicles, RVs, utility pedestals, trees, landscape items, or vent pipes is prohibited. If you have a question about what is allowed at the site, contact Big Sky staff.
- All lawn care maintenance (mowing, weed eating, edging, etc.) is to be solely provided by Big Sky RV Parks.
- Sewage and Gray Water
- All sewer hookup requires a functioning sewer hose seal (rubber donut or threaded connector) in place.
- Avoid forcing the sewer hose all the way down the inlet, as this can prevent wastewater flow from surrounding sites and increase the risk of a system-wide clog.
- Sewage and gray water must never be allowed to spill onto the ground.
- No hard-piped (permanent) sewer or water connections are permitted.
- Black tank valves must stay closed at all times except during active dumping.
- Guests are fully responsible for any blockages occurring in the sewer line between their RV and the main sewer line. If it is determined that the clog was caused by the guest’s actions or materials, the full cost of professional plumbing services to clear the line will be added to the credit card on file.
- DO NOT flush baby wipes, grease, diapers, paper towels, condoms, plastic items, or feminine hygiene products down your RV sewer system.
WATER
- The use of water pressure regulators is strongly recommended for all hookups. During winter months, guests are solely responsible for preventing their water hoses from freezing between the spigot and their RV (no exceptions). Big Sky RV Parks is solely responsible for the water supply line up to the spigot itself.
- Please conserve water and use it responsibly at all times.
ELECTRICTY
- The park assumes no liability whatsoever for RV damage caused by power surges. Portable surge protectors are highly recommended for all guests.
- No guest, visitor, or third party may perform maintenance, tamper with, or access the electrical pedestals at any time.
- Should you lose power at your site pedestal, notify Big Sky staff immediately for assistance.
- Guests are absolutely prohibited from altering the outdoor pedestal lights in any way, under any circumstances.
MAIL/DELIVERIES
Guests may not use the Big Sky RV Parks addresses for daily mail, recurring packages, or occasional deliveries. P.O. Boxes and self-service, secure kiosks, such as Amazon Hub Lockers provided in the community, are recommended for any mail or deliveries a guest may be expecting.
CHILDREN
All children aged 14 and under must be actively monitored by an adult (age 18+) at all times. Parent(s) / guardian(s) are solely responsible for their children's safety, behavior, and any injuries or damages they may suffer or cause. Children who repeatedly cause disruptions or disturbances for other guests may prompt the removal of the child and the adults responsible for him/her from the park.
PETS
- Any pets in the park should be current on immunization/vaccinations.
- Pets known to be aggressive will not be permitted at Big Sky RV Parks.
- Pets should never be left outside alone, and must remain on a leash when being walked in the park.
- Guests must clean up excrement or any other messes left by their pets.
- Pets must not be bothersome to other guests, which includes persistent barking.
